Ready Reckoner Rate vs Agreement Value

Stamp duty is calculated on the higher of the agreement value or the Ready Reckoner (RR) rate published by the Inspector General of Registration. Nerul RR rates for 2025 range from ₹90,000 to ₹1.6 lakh per sq. metre depending on sector.

How to Pay Stamp Duty Online

Use the GRAS portal (gras.mahakosh.gov.in) → select 'Stamp Duty' → fill in property and buyer details → generate challan → pay via net banking/UPI. Print the receipt for use at registration.

Registration Procedure

Both buyer and seller (or their POA holders) must appear at the sub-registrar office of jurisdiction (SRO Nerul or SRO Vashi depending on property location), along with two witnesses. Biometric capture and document scanning are done on-site.
